The main Golden Visa routes at a glance

The UAE Golden Visa is a 10-year residence visa that doesn't need an employer or a company to sponsor you. Each route has its own test. These are the main ones as of October 2026; the checker above asks about each of them.

Main UAE Golden Visa routes and their core requirement
RouteCore requirement
Property investorUAE property worth at least AED 2 million, registered in your name. Mortgaged property can count, with a letter from your bank confirming what you have paid.
Skilled professionalA valid UAE employment contract, a monthly salary of at least AED 30,000, a bachelor's degree or equivalent, and a job MOHRE classifies at skill level 1 or 2.
Business investorAt least AED 2 million invested in a UAE company, or at least AED 250,000 a year paid in federal taxes.
EntrepreneurA project approved by a recognised authority or accredited business incubator, or a previous exit worth at least AED 7 million.
Talent and studentsNomination or approval from the relevant authority, for example for scientists, creative talent or top-performing students.

What the result means

The checker matches your answers to these criteria and tells you which routes look worth pursuing. It can't see your documents, so treat the result as a starting point. The decision is made by ICP or, for Dubai residence, GDRFA Dubai, and some routes need a nomination from another authority first.

If a route looks likely, the next step is evidence: a title deed and bank letter for property, a salary certificate, contract and attested degree for professionals, or company and tax records for investors.

Common questions about Golden Visa eligibility

Is the Golden Visa valid for 5 or 10 years?

ICP's current guide gives 10 years for the main categories, and GDRFA Dubai and the Dubai Land Department say the same for property investors. Some older government pages still mention 5-year categories, so we confirm the validity for your route before you apply.

Can my family get residence with me?

Yes. A Golden Visa holder can sponsor a spouse, children regardless of age and parents, and domestic workers under the usual rules. Each family member needs their own residence permit, Emirates ID and health insurance, and their permits run alongside yours.

Does a mortgaged property count towards the AED 2 million?

It can. The property must be registered in your name, and your bank issues a letter confirming how much you have paid. The Dubai Land Department checks the figures when you apply, so get the bank letter before you book an appointment.

Do I lose the Golden Visa if I live abroad for a while?

Not for being away. Unlike most residence visas, the main holder's Golden Visa isn't cancelled for staying outside the UAE for more than six months in a row. If you sponsor family members, check how the rule applies to their permits.

How long does the application take?

It depends on the route. A property or salary application with complete documents moves faster than a route that needs a nomination first. After approval come the entry permit or change of status, the medical test for applicants aged 18 or over, and Emirates ID biometrics.
